Make-Ready Technician

The Assistant Maintenance/Make-Ready Technician reports directly to the Maintenance supervisor and is responsible for performing make-ready repairs to all vacant units prior to move-in.  He/She must represent the company in its relations with residents, employees and local vendors and reflect the attitudes, policies and general personality of the company.

Specific Duties and Responsibilities
  1. Assist the Maintenance Technician, Porter or Housekeeper with their work if necessary.
  2. Perform repairs to make-ready units in a timely manner.
  3. If responsible for 24 hour on-call, as scheduled by the Superintendent, respond to on-call paging.  Not to be more than 15 minutes away from the property when on-call, pager is on and available 24 hours a day.
  4. Assist the porter with trashing out units if necessary.
  5. Assist the Maintenance Supervisor with inventory control and utilization of maintenance materials and supplies.
  6. Inspect property for improvements and repairs and review with the Superintendent.
  7. Perform work order requests if necessary.
  8. Assist the Maintenance Supervisor with maintenance requests.
  9. Ensure the grounds are free of debris and rubbish at all times.
  10. Ensure that the grounds are free of litter at all times.
  11. Maintain control for inventory and utilization of maintenance materials and supplies.
  12. Operate and perform scheduled maintenance properly on all equipment.
  13. Know the location of gas and water meter emergency cut offs, all apartment and fixture cut offs, and sewer clean outs.
  14. Paint interior and exterior when required.
  15. Maintain a professional appearance in uniform and display a good attitude at all times.  Be aware of personal hygiene and cleanliness while on the job.
  16. Understand the importance of a good attitude and team spirit.  Work well with other staff members.
  17. Be cooperative in helping at another site when needed and be flexible to transfer to another property if needed.
  18. Assist the Property Manager or other staff members when requested.
  19. Perform maintenance slips with “same day completion” in mind.
  20. Review maintenance slips with Super on a daily basis.
  21. Responsible for adherence to policies outline in Resident Retention Manual.
  22. Responsible for keeping the Maintenance shop clean and in order at all times.  
  23. Responsible for the security of the property at all times.  Keeping all keys to the property on His/Her personal possession, and refuse to give any unauthorized person “master” keys.  Master keys are never permitted to be given to contractors, vendors, or other persons not employed by ABC Company.
  24. Must report for work and punch in and out on time.  Report any “leave time” to the supervisor.
  25. Be immediately available in the event of snow.
  26. Report immediately any incidents or accidents occurring on the site to the Property Manager.
  27. Follow the Maintenance General Operating Policies (attached).

Minimum Qualifications
Education

Must be high school graduate, or possess equivalency. 

Experience
At least six months of prior apartment maintenance staff experience is required.
Skills

 Must have a valid driver's license and be insurable.

The employee must regularly lift and/or move up to 100 pounds.  Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
