Make Ready

Assist Lead Maintenance in the completion of make ready maintenance.  Responsible for bringing units up to market ready condition in accordance with ABC Company standards.

Specific Duties and Responsibilities

Duties and Responsibilities

-  60% - Complete make ready maintenance in accordance to ABC Company policy.
-  20% - Complete assigned work orders and ensure compliance to ABC Company standards.
-  10% - Assist with building and common area maintenance.
-  10% - Assist with Preventative Maintenance Program and maintain property equipment.  Perform other job related duties as required.
-  Position may require night/weekend work.
-  Required to be on-call.
-  Duties performed both inside and outside, even in extreme temperatures of below 32 degrees and above 100 degrees.

1.  Install/Repair appliances
2.  Clean/vacuum pool(s)
3.  Install/Repair tile
4.  Various plumbing repairs
5.  Install/Repair A/C units
6.  Maintain electrical panels/breakers
7.  Miscellaneous carpentry repairs/adjustments
8.  Re-key door locks
9.  Install/Repair electrical fixtures (lights, fire alarms, switches, outlets)
10.  Roof repairs
11.  Install/Repair door and window screens
12.  Change light bulbs
13.  Painting
14.  Push 165 lb. Refrigerant Recovery machine (depends on property)

Minimum Qualifications
Education
  1. High school diploma or equivalent GED
  2. Vocational/Technical school
Experience
  1. Minimum number of years:  1
  2. In some or all of the following areas:  HVAC systems – 1 year; General maintenance in property management environment – 1 year.
Skills
  1. Demonstrate effective communication and interpersonal skills.
  2. Knowledge of HVAC systems.
  3. Knowledge of general maintenance (i.e., electrical, plumbing, appliances repair, etc.)
  4. Knowledge of building trades.
  5. Knowledge of building codes.
  6. Able to read blueprints, plot plans and schematics.

Physical Requirements

Worker will be required to handle heavy work and may be subject to noise that will cause him to have to shout to be heard.  He/she would also be subject to physical hazards such as working closely with moving mechanical parts and extreme heat.  Worker will also be exposed to atmospheric conditions such as fume, dusts and/or poor ventilation, along with oils and other cutting fluids.  Worker will be climbing stairs and/or ladders an average of 14+ times per day often carrying weights exceeding 20 pounds.  He/she will also be stooping, kneeling and crouching an average of 14+ times per day, often carrying items weighing16 to 20 pounds.  There is some reaching involved, 20+ times per day for items weighing 11 to 15 pounds.  Some reaching is for objects above the shoulders.  These items may also weigh 11 to 15 pounds.  Worker will be required to do some pushing and pulling of large heavy objects such as appliances, tools, pool vacuums or power sprayers 10+ times per day.  He/she will be doing some lifting of heavy items such as tools, vacuum pumps or supply boxes.  Worker will be fingering and grasping small items such as caulk guns, screws, pipes and re-keying locks.  Feeling of pipes for temperature changes and damage will also be involved.  Worker will check for loose wires.  Worker will need to have a good sense of balance.  He/she will spend no longer than 1 hour seated.  Most of day is spent on the feet, therefore it is recommended that worker wear good, sturdy shoes with cushioned insoles and abdominal (back) supports as required.
