Regional Supervisor-Residential |

Assists in the development and monitoring of comany policies and procedures realted to property management' responsible for recruitment, training, development, and supervision of Property Managers, and shares responsibility for maintaining the physical asset and performance of assigned properties. Assists President and other supervisors with pecial projects, administrative tasks, and othre related work. Travel is required. Reasonable or limited use of your vehicle may be required from time to time. Assists ABC Company in pusuit to its mission.

Specific Duties and Responsibilities |

Establishes and coordinates a communication system involiving transaction and activites among Property Managers and the Central Office.
- Hires, trains, supervises, develops, and terminates the employment of those supervised in accordance with company policies and directives; performs performance evaluations on supervised employees' assists Property Managers with site-level employees. Approves all new hires, status changes, and terminations for on-site personnel.
- Monitors, assists and makes recommendations to imporve marketing activites; reviews occupancy status; recommends rent schedules.
- Reviews/audits property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approves all exeptions of same resolves resident relation issues.
- Inspects the properties to ensure the highes standards are maintained; evaluates maintenance, grounds and housekeeping operations in areas of efficency, Conducts periodic inspection of vacant apartments for market-ready condition.
- Assists in or develops corrective programs for apartment communites.
- Supervises and coordinates preparation of annual operating and captial budgets. Monitors and makes recommendations o budget performance and prepares quarterly summary report of same.
- Reviews and approves expenditures within specified budgetary guidelines. negotiates and/or evaluates contracts and make recommendations.
- Established/revises property management forms, repaorts, and manuals including updates, changes and additions.
- Prepares and conducts meetings; develops and implements property management training programs for all departments.
- participates as a memeber of the Development Team in design, unit mix, establishment of rent rates, and other such opertational matters. Coordinates staffing and office set-up of new communites according to regency guidelines.

Minimum Qualifications |
| Education |
Knowledge of apartment property management normally acuired by two years of college or comprarable work experience, and a Certified Property manager designation or candidate status.

|
Knowledge of apartment property management normally acuired by five years of supervisory experiene in property management including two years on-site property manager experience.
|
| Skills |
| Proven record of successful property management. Knowledge of property maintenance, property marketing, and insurance. Ability to communicate well both verbally and in writing. Strong supervisory, personnel management and organizational skills. Ability to dlegate and communicate property management methods. Problem-solving ability. |
