Residential Manager

Responsible for assisting the property manager in maintaining the physical asset and maximizing the financial returns from that asset in accordance with the owner’s objectives. Responsible for hiring, training, supervising, developing, and terminating all on-site personnel. Assists property manager and supervisors with special projects and administrative tasks. Ensures staff compliance with company policies and procedures. Ensures staff performance of duties on a timely basis.

Specific Duties and Responsibilities

Responsibilities

A.    Maintaining the Physical Asset:

  1. Supervises maintenance staff, including maintenance supervisor and any contract workers.
  2. Supervises scheduling of maintenance work.
  3. Establishes schedule of personnel for emergency maintenance.
  4. Makes regular follow up inspections on maintenance work.
  5. Makes regular inspections of grounds, including all common hallways.
  6. Supervises all vacant apartment make-ready procedures.
  7. Makes recommendations for physical repairs, replacements, and/or improvements.
  8. Makes recommendations for supplies, materials, and equipment.
  9. Recommends expenditures, within budget allocations.
  10. Evaluates maintenance operations periodically to determine cost efficiency.

B.    Marketing and Leasing:

  1. Supervises assistant manager and leasing staff.
  2. Assist in preparation of advertising and marketing programs.
  3. Assists in preparation of regular market surveys.
  4. Assists in preparation of weekly and monthly reports.
  5. Reviews all rental applications and lease forms for accuracy and compliance with resident policy.
  6. Makes recommendations to improve marketing and leasing programs.

C.    Tenant Management:

  1. Implements rent collection programs.
  2. Receives repair requests, schedules repairs with maintenance staff, follow up to be certain repairs were completed properly.
  3. Supervises move-in and move-out procedures.

D.    Financial Reporting and Control

May assist in preparation of the budget.

  1. Makes daily bank deposits.

E.         Administration

  • Supervises maintenance of property files and records.
  • Helps to make final decision on hiring or firing personnel.
  • Helps to make formal employee evaluations and recommendations for promotion and/or salary increase.
  • Handles any emergency that may arise on site.
  • Supervises security staff, including security supervisor.
  • Communicates all problems and makes recommendations to property manager.
Reports To

Property Manager

Minimum Qualifications
Education
High school education. Accredited Resident Manager (ARM) status; or Minimum three consecutive years experience as a resident manager or experience in a related field.

 


Experience

Minimum one year managerial experience, supervising three or more subordinates.

Skills
Ability to handle finances and work within a budget. Appearance compatible with image of property, positive attitude, good sense of humor, energetic, assertive, and capable role model for subordinates. Demonstrated integrity on personal as well as professional level. Excellent communication skills. Attentive to details. Ability to interact with a wide range of people. Ability to solve problems involving residents, personnel, finances, equipment failure, emergency situations, etc. Ability and willingness to substitute for any position, from property manager to janitor to receptionist.
